What do I do first?
- Check out our local builders below
- Interview them. Be sure to ask if they have insurance for their workers.
- Ask to see examples of their work.
- Once the contract is written, the builder will do all the rest.
- Periodic payments will be paid to the builder at various stages of building.
- Our area has many experienced builders. They can give you excellent suggestions as far as choice of countertops, floors, and paint colors.
- Remember, your home is an investment. Choose colors and finishes that will fit in with the mountain style. When the time does come to sell, it will make it much easier.

You may build a new NC Mountain home in a couple of years.
What kind of person are you? Some folks will wait and have the builder do it all. Others can’t wait to start moving the sofa around on paper when the home has not even been built. If the second example sounds like you, do a few preliminary items and you will be glad you did.
- Check your deed for restrictions or covenants if you are in a subdivision.
- If your covenants are old, check with your Home Owner’s Association for a recent copy. Things could have changed over the years. Addendums may have been added.
- Many subdivisions have minimum square footage requirements.
- Certain sets backs will be required from the road frontage and the other sides of the lot.
- If you had a septic permit, check to see the issue date. They are good for only 5 yrs.
- Go to the county website to see their rules and regulations.
- Keep in mind. Your builder will handle all these permits making it easy for you.

Keep in mind, building is a complex issue, but the builder’s really do take the stress away from the home owner to be. They handle all the permitting and dealing with the county as well as the inspectors. Even though you do not need to worry about doing them, becoming knowledgeable about the process will help you understand some of their complexity and how time can affect them.
Low building material prices, lower prices per square foot and reasonably priced lots. With these three market conditions, it is an excellent time to build. Think seriously if it is something you always wanted to do, but thought you could not afford it.
